Rental Requirements

Rental requirements are listed below. Some homes may have specific rental criteria above our standard requirements. Please view the detailed listing you are considering for additional requirements before applying.

All prospective residents are subject to screening requirements. In addition, our general rental requirements include the following:

  • Credit Requirements: Applicants must have a credit/resident score of 625 or higher. Applicants may not have open bankruptcy cases. All local utility debt must be resolved before applying.
  • Income Requirements: Applicants must have a combined monthly income equal to or greater than 3x the rental rate. We require two months of pay stubs from all applicants to calculate the average monthly income.
  • Criminal Requirements: Criminal history is evaluated on a case-by-case basis. Type of conviction and time since conviction is taken into consideration.
  • Rental History: Positive rental history over the last two years is required. No evictions within the previous five years, nor any open evictions. No outstanding rental debt within the last ten years.
  • Pets: Breed restrictions apply at all properties. Some locations have stricter pet policies which can be viewed on the specific listing. Support animals require proper and current documentation to be considered as such.
  • Other Information: All adults will apply on their individual applications and will list all other adult occupants within the application fields. Applications are completed 100% online. You will have a spot to upload your ID, pay stubs, and additional required information. Please attach all the necessary documents before submitting your application. Once the application is submitted, you may not make changes.
  • All units are non-smoking. All utility start confirmations, renter’s insurance, deposits, and prorated amounts must be paid/provided prior to possession being transferred. Deposits are due within 5 days of lease execution. Leases sent to be signed will be available for up to 72 hours before subject to revocation.


  • Credit requirements are the same as above; however, a score of 650+ is required.
  • Income requirements are the same as above; however, income must be 5x the rent rate.
  • Cosigners are not permitted to live in the homes, so criminal and rental history does not apply to cosigners.
