AGRKC provides property management for investors in Kansas and Missouri. Our normal boundaries range from North KC to Belton and Shawnee to Raytown. Property management fees range from 5%-9% based on location and the number of units under management. We have several services, including:

Annual property inspections with photos and other vital data points.

A fully online resident interaction portal through  Buildium or online communication, maintenance requests, rent payments, lease signing, investor and vendor payments, etc.

Monthly reporting for vital information such as balance sheet, rent roll, rental owner statements, vacancy reports, and other metrics, including average maintenance resolution times and lease turnover rates.

Employee maintenance staff and outside contractors fulfill various maintenance requests for our residents. We have many reputable and trusted vendors to resolve problems promptly for trade-specific issues.

We handle legal issues involving non-compliant residents using skilled attorneys in Kansas and Missouri. Legal fees vary by law firm and are an additional expense to the owner or resident.

 

Leasing

AGRKC charges a leasing fee of 50% of one month’s rent for all internal leasing. If requested, we also offer external leasing agents, generally at 100% of one month’s rent for placements.

Our Kansas City leasing professionals will assist in providing high-quality rental comps for your property annually.

We advertise on several listing sites, including Zillow, HotPads, Rently, Zumper, and many other sister sites. 85%+ of our current leads come from Zillow marketing and property sign advertising.

For vacant properties, we utilize self-showing and agent-showing options through Rently. If a unit is occupied, we coordinate convenient times with the current resident, allowing agents to show the available units.

Our leasing agents handle the applicant experience from start to finish. Prospective residents apply online through our Buildium application and then undergo screening of their credit, criminal, and rental history. Rental requirements vary by property; however, at a minimum, we require a 625 credit/resident score, no open evictions/bankruptcies, no bankruptcy/eviction within the last five years, and no person-felonies in the previous ten years.

All leases and applications are completed digitally, and all leases and application files are sent to the property owner securely online.

Lease renewal is handled at no additional fee.

Larger or out-of-the-ordinary make-ready projects are not included in the standard management fee. Any construction management fees will be project-specific.
